Home sellers and buyers want relationship-building, strategic planning, and tough negotiation from the real estate agent they select. Since 2001, I have brought these strengths to my clients and learned a lot about the industry. These big transactions can be an emotional process, and clients are happy to report that I bring the calmness and clarity needed to help them make the best decisions.
I’ve helped first-time home buyers and move-up buyers looking for their forever home. I have helped retirees, divorcees, and investment buyers, and found a way to bring order to the chaos in every situation. I believe in taking the extra time upfront to understand the whole family’s needs before creating a plan. Equally important, I’m aligned with a like-minded team that includes inspectors, lenders, and title professionals who ensure the process is efficient and painless.
Experience has been a great teacher:
- Originally from San Jose, California, I also spent several years in Livermore before moving to the Central Valley in 1998.
- I entered the real estate industry in 2001, starting my career with a loan and savings institution where I called on lending brokers and homeowners. Lending was an excellent fit, and I quickly advanced to become a top-producing agent. I then advanced to a mortgage broker and built a top-producing team.
- In 2005, I opened my own brokerage offering lending and real estate services. I also began to attract investors as a part of my clientele selling real estate through finance. After the major economic breakdown in 2008, like many professionals, I chose to focus solely on one thing, and it was real estate.
The bottom line is that I understand how to get to the bottom line. Knowing how finance and real estate work hand in hand has brought great benefits to homeowners who have worked with me.
I truly love the team I’ve developed and enjoy helping buyers and sellers navigate through the highs and lows on the way to their real estate goals. I get to know each person and their unique needs and communicate with honesty and clarity. I analyze details and visualize every home through the buyer’s eyes to make sure the strategic plan is set up for success. I then work diligently to make sure you don’t leave anything on the table when you sell, or get the best price when you buy.

At a very young age, Teresa Lopez was surrounded by entrepreneurial parents and family members. She was always told to dream big and that is exactly what encompasses her goals and passions to date.
As a California native, Teresa decided to complete her higher education in the Bay Area. Upon completing her Bachelor's Degree at San Francisco State University in 2018, she continued her education in Paralegal Studies to gain an ABA-Accredited Paralegal Certification at Cal State East Bay. Since then, Teresa has gained experience as both a Litigation Paralegal and Corporate Paralegal specializing in compliance, management, and operations.
With many years in the making, Teresa feels completely blessed to finally be working alongside her father and brother at PropertySourced. Teresa is not only dedicated and goal driven in her work, but also in her personal life. When she is not working, Teresa enjoys the great outdoors; traveling, hiking, camping, rock climbing, and spending any moment that she can with her two dogs. Teresa enjoys reading both fiction and non-fiction novels, but most importantly loves to spend time with her family.

Lori started working at Mervyn’s of California when she was in high school and learned that she had a passion for customer service and a skill for cross-selling Mervyn’s Charge cards. After Mervyn’s, she worked for Wells Fargo Bank for 6 years. At Wells Fargo Bank, she was promoted every 2 years and left Wells Fargo as a Personal Banker. After Wells Fargo Bank, she worked for The Private Bank at Union Bank. At the Private Bank, Lori would support the three top 10% producing Private Bankers within the regional district. She consulted individuals and businesses with portfolios and assets of $250K+. She managed, established, and maintained accounts and services for new and existing clients through consistent communication between clients and private bankers. She identified and initiated upsell opportunities among clients, resulting in increased banking portfolios.
After Union Bank, Lori was a Preferred Banker Associate at First Republic Bank. At First Republic Bank, she effectively supported Preferred Bankers in their Tech Startups Venture Capital team, bringing in about ~350 new business accounts and averaging about ~400 completed service requests each year. She also successfully led the Health and Wellness employee subcommittee as the Wellness Champion for the Peninsula region, where she promoted health and wellness across the bank with seminars, coordinated wellness activities/events, and sent monthly wellness newsletters to the team members across the peninsula. Lori has also created and implemented a tracking system which resulted in increased efficiencies and increased productivity with a positive impact on prioritization and time management.
Lori is very excited to start her new position at PropertySourced as a Client Care Specialist, where she can focus on delivering superior customer service, help bring synergy among the team and promote a supportive and collaborative work environment. In her spare time, she enjoys reading, (attempting to) gardening, attending concerts, indoor rock climbing, attending fitness classes and yoga classes, and riding her motorcycle.

Claribel Sy was born and raised in the Philippines. She graduated college in 2014 with a Bachelor's degree in Cooperatives major in Financial Management and Accounting at Polytechnic University of the Philippines. With the opportunities placed in front of her, she migrated to the United States in 2016. She started working as a crew member at Mcdonalds which helped develop her customer service skills and assimilate with the American environment.
Starting in August 2018, she joined Team Lopez and currently serves as Officer Manager. Her main job focuses on the accounting piece of the business as well as handling the day-to-day operations. Claribel’s passion is ensuring our clients receive the very best service possible. She believes that you should love and be happy with what you do because in merely doing that you're already giving your best.

Herna is a licensed professional teacher. She's always been interested in improving her skills as a teacher, so she has made it her goal to learn everything there is to know about teaching and learning.
With that said, she believes that a person should never STOP learning because life NEVER stops teaching. Herna recently decided to start working with PropertySourced as an assistant to Paul Lopez. With this role, Herna is exposed to a different professional environment, with an emphasis on rental homes and property management. Herna’s role allows her to gain more experience and knowledge in the real estate industry. Having experience and an understanding of the needs of tenants helps Herna improve her craft as an assistant and she is eager to continue to grow within the company.
Herna takes pride in being a breadwinner for her family and making sure that they have what they need. On her time off, Herna enjoys climbing mountains and being in nature.

Felicia Jacinta Anaro is one of the newest members of the Property Sourced Real Estate Team located in the Beautiful Family City of Manteca. With a degree in Accounting and an MBA from Golden Gate University, San Francisco, she is very well-educated, diverse, and resourceful. Although a former resident of the Bay Area/Silicon Valley, she has resided in the Central Valley of California for the past 30+ years.
